Yes, you could just put an ad in the paper and a "For Sale by Owner" sign in your front yard, but do you know that as a national average, houses marketed by REALTOR®s sell for 9% more than houses sold directly by their owners? Are you sure you know the best price to ask for your house? Do you know how to handle all the disclosures required by Virginia law? Are you willing to sit home for long hours over long weeks so that lots of people can troop through your house deciding if they want to buy? Do you know how to ensure that someone offering you a contract will be able to finance the purchase? Can you put your house ad on the most-watched internet sites? Do you know how to get every real estate agent in the area working to sell your property?

These aspects of selling a home are my professional specialty. If you market your home with me you will of course pay a fee – but I promise that my service will get you a good price and save you huge amounts of hassle. I will:

Help you set the price that means a sale within a reasonably short period of time, in light of current market
          conditions. To do this, I will:
          Show you the competition, so you can compare price and condition issues for your property versus a
                    buyer's alternatives.
          Determine what the market has been saying is the right price over the last year for property like
                    yours – and make an educated guess at that most critical number, the value an appraiser will
                    put on your property when your buyer applies for a mortgage.

Market your home with the latest technological advances and the most careful consideration of how best to
         appeal to buyers. I will:
         Make sure your home is advertised in the right periodicals, as well as on the internet.
         Provide a Visual Tour that will accompany the internet listings.
Prepare your home to "show well" – from my experience with buyers, I'll offer advice about what clean-ups
         and fix-ups will return your investment in a higher sales price.  I will coordinate any professional
         services you need for showing your home or preparing for your move to a new one.    

Show the house myself if you wish me to be present for security of your furnishings or care of your pets.
Respond promptly to questions from buyers' agents and convey any useful feedback to you.

Find you another home to buy, locally or out of town, find you a reliable mover and any other services
        you need.
Help you negotiate with those who offer to buy your property, and work out the details of contracts and
        inspections so that the transaction flows smoothly to closing. I will:
Make sure that a prospective buyer is financially qualified to close on your property at the time specified.

Oversee inspections that the seller must provide, as well as the buyer's home inspection, and help you
        negotiate any remediation requests that result from these.
See that your attorney has all the necessary information to draft your deed of sale and any other
        necessary documents.

And I will be available to offer you any other help you need in accomplishing the sale of your property.  
I will do this work myself, so you always are dealing directly with me:  I don't use assistants, and I limit
the business I take on to what I can do well.  If you hire me to help sell your property, I will make a
commitment to give you the very best service in this industry.
